What matters on the report, what doesn't, and what to ask the seller to fix or credit.

Final walkthrough, the numbers checked twice, and the keys.

A plumber's name, a homestead reminder, an annual check on what your home is worth. We don't disappear.

How much do I need for a down payment?

Often less than you think — 3% to 5% on many conventional loans, and there are Minnesota first-time-buyer programs. We'll walk through your options with a lender.

Do I pay you as the buyer?

We'll go through exactly how our compensation works in the first conversation, in writing, before you sign anything.

Should I get pre-approved first?

Yes. In this market, sellers won't take an offer seriously without it — and it tells you your real budget.

How long does it take?

Once you're under contract, 30–45 days to close is typical. Finding the home is the variable — a few weeks to a few months.
